Inspector's check · Heating, cooling and water heater
Is the outdoor AC or heat pump unit clear and level?
There should be about 2 feet of clearance around it, no plants or debris in the fins, the pad should be level, and the insulation on the larger copper line should be intact.
Why it matters
A smothered or dirty condenser runs hotter and less efficiently, shortening the compressor's life.
If it's a problem
An inspector would write it up as “Outdoor AC unit is blocked or poorly maintained” and rate it routine maintenance. Your options, with rough U.S. costs:
- DIY (usually best), $0 to $30: Trim plants back, clear leaves and gently rinse the fins with a hose (power off first).
- Handyman, $100 to $300: Re-level the pad and replace damaged line-set insulation.
- Pro, $100 to $250: HVAC tune-up: clean coils, check refrigerant and electrical parts.
