Inspector's check · Attic
Is the attic free of water stains and daylight?
With a flashlight, look at the underside of the roof deck and rafters, especially around chimneys, vents and valleys. Dark stains, damp wood or daylight showing through mean a leak.
Safety first: Step only on the joists or on boards laid across them; the ceiling below won't hold you. Wear a dust mask and gloves. If the insulation is loose, gray-brown and pebbly like gravel (vermiculite), don't disturb it: it can contain asbestos, so have it tested before anyone works up there. Skip the attic on hot summer afternoons.
Why it matters
Active leaks rot the roof deck and soak insulation, and they get worse every storm.
If it's a problem
An inspector would write it up as “Signs of roof leaks in the attic” and rate it fix now. Your options, with rough U.S. costs:
- Handyman, $150 to $400: Reseal a vent boot or small flashing leak if the source is obvious.
- Pro (usually best), $300 to $2,000: Roofer traces the leak and repairs flashing or the roof deck.
