Inspector's check · Basement and crawlspace
Is the basement dry, with no water lines, damp spots or musty smell?
Look along the base of the foundation walls and floor for tide-like water lines, damp or dark patches, rust stains and musty smells, especially after heavy rain. A damp corner usually traces to the downspout or low soil right outside it. White crust on its own is the next check.
Why it matters
Recurring water leads to mold, damaged belongings and, over time, foundation damage.
If it's a problem
An inspector would write it up as “Signs of water in the basement” and rate it fix this year. Your options, with rough U.S. costs:
- DIY (usually best), $50 to $400: Fix the outside first: extend downspouts, clean gutters and regrade soil away from the house. Run a dehumidifier.
- Handyman, $300 to $1,000: Seal small wall cracks and improve surface drainage outside.
- Pro, $3,000 to $12,000: Waterproofing contractor installs interior drainage and a sump pump.
