Inspector's check · Outside and roof
Are windows, doors and siding gaps sealed?
Look at the caulk around window and door trim, where pipes and wires go through the wall, and where siding meets trim. Cracked, shrunken or missing caulk lets water and air in.
Why it matters
Gaps let rain behind the siding and trim, where it rots wood unseen, and let drafts and insects in.
If it's a problem
An inspector would write it up as “Exterior caulk is cracked or missing” and rate it routine maintenance. Your options, with rough U.S. costs:
- DIY (usually best), $20 to $60: Cut out failed caulk and apply exterior-grade polyurethane or silicone caulk.
- Handyman, $250 to $700: Recaulk all windows, doors and penetrations around the house.
- Pro, $800 to $3,000: Painter recaulks and repaints trim, replacing any rotted wood.
