Inspector's check · Outside and roof
Are the gutters clear, attached, and free of overflow stains?
From the ground, look for plants growing in gutters, sagging sections, gaps at the fascia, and dark streaks on the siding below that show where water spills over.
Why it matters
Overflowing gutters rot fascia boards and send water straight down beside the foundation.
If it's a problem
An inspector would write it up as “Gutters are clogged, sagging or overflowing” and rate it routine maintenance. Your options, with rough U.S. costs:
- DIY, $0 to $50: Clean gutters from a stable ladder and re-secure loose hangers.
- Handyman (usually best), $150 to $400: Clean gutters and rehang sagging runs with new hidden hangers.
- Pro, $600 to $2,500: Gutter company replaces damaged runs and adds guards.
Keep it from coming back: clean gutters and downspouts.
