Inspector's check · Basement and crawlspace
Can you find and turn the main water shutoff?
The main shutoff is usually where the water line enters the house, near the meter. Make sure you know where it is, it isn't blocked, and the handle turns.
Why it matters
In a burst-pipe emergency, every minute the water stays on adds to the damage.
If it's a problem
An inspector would write it up as “Main water shutoff is hard to find or won't turn” and rate it fix this year. Your options, with rough U.S. costs:
- DIY, $0 to $10: Label the valve. If a gate valve is stiff, turn it gently; don't force it.
- Pro (usually best), $250 to $600: Plumber replaces a seized valve with a quarter-turn ball valve.
