Inspector's check · Outside and roof
Does the roof look sound from the ground?
Use binoculars. Look for missing, lifted or curled shingles, bare patches without granules, sagging areas, and loose flashing around the chimney, vents and skylights.
Why it matters
Small roof problems let water into the attic and walls long before you see a ceiling stain.
If it's a problem
An inspector would write it up as “Roof shows damaged or worn shingles” and rate it fix this year. Your options, with rough U.S. costs:
- Handyman, $150 to $500: Replace a few missing shingles and reseal exposed nail heads on a low-pitch roof.
- Pro (usually best), $300 to $1,500: Roofer inspects, replaces damaged shingles and reseals flashing.
