Inspector's check · Kitchen, baths and laundry
Is the caulk and grout around tubs and showers intact?
Look for cracked, missing or moldy caulk where the tub meets the wall, and loose tiles or missing grout. Press on tiles near the tub; they should be firm.
Why it matters
Water that gets behind tile rots the wall and subfloor, which turns a $20 fix into a full remodel.
If it's a problem
An inspector would write it up as “Failed caulk or grout at tub or shower” and rate it routine maintenance. Your options, with rough U.S. costs:
- DIY (usually best), $15 to $40: Remove old caulk, clean and dry the joint, and apply new silicone caulk.
- Handyman, $200 to $600: Recaulk and regrout the tub or shower surround.
- Pro, $800 to $3,000: Tile pro replaces loose tile and repairs water-damaged backer board.
