Inspector's check · Heating, cooling and water heater
Is the water heater under about 10 years old, with no rust at the base?
Look for the manufacture date on the data plate (use Read data plate in Inventory), rust or moisture at the bottom of the tank, and a relief valve pipe that runs down toward the floor.
Why it matters
Tank water heaters usually last 8 to 12 years and tend to fail by leaking. Planning the replacement beats an emergency.
If it's a problem
An inspector would write it up as “Water heater is near the end of its life” and rate it keep an eye on. Your options, with rough U.S. costs:
- DIY, $0 to $20: Flush the tank yearly and budget for a replacement.
- Pro (usually best), $1,500 to $3,500: Plumber replaces the water heater, including permit and haul-away.
