Inspector's check · Outside and roof
Are double-pane windows clear between the panes?
Look at each window with light behind it. Fog, haze, water droplets or streaks that you can't wipe off from either side mean the seal between the panes has failed.
Why it matters
A failed seal lets the insulating gas out and moisture in, so the window insulates less and the haze gets worse. It isn't urgent. Defogging services clear the haze but don't restore the seal.
If it's a problem
An inspector would write it up as “Failed seal on a double-pane window” and rate it keep an eye on. Your options, with rough U.S. costs:
- DIY, $0: Check the manufacturer warranty first; many seals are covered for 10 to 20 years. The brand is often etched in a corner of the glass.
- Handyman (usually best), $150 to $600: Glass shop replaces just the sealed glass unit in your existing window, without replacing the frame.
- Pro, $600 to $1,500: Replace the whole window, only if the frame or sash is also rotted or failing.
