Inspector's check · Outside and roof
Is the trim, sills and deck free of soft or rotting wood?
Press a screwdriver into window sills, door thresholds, the bottom of trim boards, deck posts and stair stringers. It should not sink in.
Why it matters
Rot spreads, and on decks and stairs it can make a structure unsafe.
If it's a problem
An inspector would write it up as “Soft or rotted wood on exterior trim or deck” and rate it fix this year. Your options, with rough U.S. costs:
- DIY, $30 to $80: Dig out small soft spots and fill with epoxy wood filler, then prime and paint.
- Handyman (usually best), $200 to $900: Replace rotted trim boards or sill sections and paint.
- Pro, $800 to $5,000: Carpenter replaces deck posts, stairs or structural members.
