Inspector's check · Heating, cooling and water heater
Are the drip pans under the water heater and air handler dry?
Look in the pan under the water heater and the condensate pan under the AC coil or air handler. Water, rust or stains mean something is leaking or a drain is clogged.
Why it matters
A wet pan is an early warning. Ignore it and the overflow ends up in ceilings and floors.
If it's a problem
An inspector would write it up as “Water or rust in a drip pan” and rate it fix this year. Your options, with rough U.S. costs:
- DIY (usually best), $0 to $20: Clear the AC condensate drain line with a wet/dry vac and a cup of vinegar.
- Handyman, $150 to $400: Replace a rusted pan and fix a leaking fitting or relief valve line.
- Pro, $200 to $2,500: Plumber or HVAC tech finds the leak; a leaking tank means replacing the water heater.
Keep it from coming back: check drip pans and for leaks.
